THE KBK PROJECT SYSTEM
Clear from the Start. Controlled Thoroughly Until Handover.
Every construction project depends on a clear grasp of requirements, sound technical planning, well-managed execution, and rigorous inspection of the finished work.
KBK is developing an integrated project system that connects each of these stages in a single, structured, and accountable process.
EVERY PROJECT UNDER CONTROL.

OUR APPROACH
Control at Every Phase of the Work.
At KBK, construction quality is built through a clear process, from the moment a requirement is first raised to the client's acceptance of the work.
01 · BEFORE
Before the Work
Understanding requirements, conducting assessments, developing the technical plan, defining specifications, and preparing the proposal and agreement.
02 · DURING
During Execution
Coordinating partners, procurement, fabrication, installation, scheduling, and conformance inspections.
03 · AFTER
After Completion
Inspecting the final result, closing out findings, completing handover, and providing after-sales support as agreed.
DESIGNED. CONTROLLED. BUILT TO LAST.
OUR PROJECT JOURNEY
From Consultation to Handover.
We have developed seven core stages to deliver a more structured process that is easy for clients to follow.
Consultation & Qualification
The process begins by understanding the client's requirements, intended function, project location, preliminary dimensions, design preferences, and target timeline. This information determines the next assessment step.
Output
Initial requirements summary
Your Role
Describe your requirements and provide initial data.
KBK's Role
Receive and clarify the request, and determine the assessment path.
Assessment & Survey
Project requirements are assessed through initial data, a site visit, or a technical inspection, depending on the conditions of the work. This stage captures dimensions, existing conditions, access, supports, and other relevant technical factors.
Output
Site condition data and assessment findings
Your Role
Provide site access and information on existing conditions.
KBK's Role
Arrange the assessment and gather site facts.
Planning & Estimating
Assessment data is used to define the scope of work, specifications, material requirements, quantity take-offs, and cost estimate. Where specialized engineering is required, the review involves appropriately qualified experts.
Output
Specification basis and cost estimate
Your Role
Share your functional, design, and budget preferences.
KBK's Role
Coordinate technical requirements, scope, and estimates.
Proposal & Approval
KBK prepares a proposal based on the reviewed scope and project data. The proposal sets out the work components, price, exclusions, payment terms, schedule, and other relevant requirements.
Output
Approved formal proposal
Your Role
Review and approve the terms.
KBK's Role
Ensure the proposal is complete before it is issued.
Contract & Mobilization
Once agreement is reached, the project moves into contract administration, payment verification, issuance of working documents, and mobilization. Work begins only after the required contractual, technical, and operational conditions are met.
Output
Contract and work plan
Your Role
Complete approvals and meet the payment terms.
KBK's Role
Validate the contract, payment, and readiness to start.
Fabrication & Installation
Fabrication and installation are carried out to the approved working documents, with delivery partners coordinated and the project controlled by KBK. Inspections take place at the relevant stages, including before delivery and after installation.
Output
Staged progress with inspection records
Your Role
Provide access and approve any changes.
KBK's Role
Manage partners, progress, schedule, and inspections.
QC, Handover & After-Sales
The completed work is inspected against the agreed scope, function, and acceptance criteria. Any nonconformities are addressed before the work is accepted under the contract terms. After handover, after-sales support is provided according to the written warranty coverage and terms.
Output
Final QC, handover certificate (BAST), and warranty information
Your Role
Inspect the work and follow the acceptance procedure.
KBK's Role
Final QC, close-out of findings, BAST, and after-sales support.
GOOD TO KNOW
- A consultation does not automatically result in a final price.
- A down payment does not automatically start the work.
- Scope changes must be reviewed and approved first.
- Warranty follows the agreed written terms.
PROJECT ASSESSMENT
Every Project Is Assessed on Its Own Conditions.
Not every job has the same technical requirements or level of complexity. KBK therefore determines the type of assessment based on initial information, the nature of the structure, site conditions, and project risk.
PATH 01
Remote Assessment
An initial review based on photos, video, indicative dimensions, and client information.
When It Applies
Photos, video, and indicative dimensions are sufficient for an initial understanding.
Initial Outcome
Solution direction or an indicative estimate, not a final price.
PATH 02
Standard Site Survey
On-site measurement and inspection of actual conditions.
When It Applies
The work requires measurement and inspection of actual conditions.
Initial Outcome
A survey report that serves as the basis for planning and estimation.
PATH 03
Technical / Engineered Assessment
A dedicated review for work that requires structural engineering or involves greater technical complexity.
When It Applies
Long spans, complex structures, special supports, high-occupancy areas, or elevated risk.
Initial Outcome
Engineering input or further structural calculations.
The assessment outcome helps define the scope and planning stage before a final proposal can be issued.
PROJECT CONTROL SYSTEM
Every Stage Has a Checkpoint.
Project control is central to the KBK approach. Our system is being developed with checkpoints at each key stage.

CHECKPOINT 01
Before the Proposal
Review the basis of scope, specifications, estimate, and project risk.
CHECKPOINT 02
Before Execution
Confirm that the agreement, documents, payment, and mobilization meet the applicable requirements.
CHECKPOINT 03
Before Delivery
Verify that fabricated components conform to the project requirements.
CHECKPOINT 04
Before Handover
Inspect the installation, its function, and the close-out of findings against the acceptance criteria.
Through these checkpoints, KBK aims to keep decisions and responsibilities clear at every stage of the project.
Checkpoints are applied according to the scope and complexity of each project.
DELIVERY MODEL
Single-Point Management. Integrated Expertise.
KBK is developing a delivery model built on project coordination and partnerships with competent delivery partners.
PARTY 01
Customer
Communicates requirements, reviews the proposal, approves the scope, and fulfills the agreed terms.
PARTY 02
Karsa Baja Kreasi
Manages the client relationship, technical coordination, proposal, contract, execution, inspection of results, and handover.
PARTY 03
Delivery Partners
Carry out procurement, fabrication, finishing, delivery, and installation in line with the scope and terms of work.
With clearly defined responsibilities, KBK acts as the project manager and the client's contractual counterparty, as agreed.
For work requiring specialized engineering, technical review or design involves qualified experts appropriate to the project's risk and scope.
PROJECT TRANSPARENCY
A Clear Process. Defined Accountability.
We believe clients should understand not only the result they will receive, but also how the work is managed. That is why the KBK approach is built on four principles of project communication.
01
Clear Documentation
Scope, specifications, terms of work, and agreements are set out in writing.
02
A Known Point of Contact
Clients know exactly who coordinates project communication.
03
Progress Updates
Progress and issues are reported according to the agreed schedule and communication protocol.
04
Controlled Changes
Every change is reviewed for its technical, cost, and schedule impact before it is carried out.
Documents at Each Phase
BEFORE THE WORK
Proposal, drawings and specifications as required, contract, and payment terms.
DURING THE WORK
Schedule, progress updates, site issues, and change approvals.
NEARING COMPLETION
Inspection results, records of findings, and evidence of rectification.
AFTER COMPLETION
Handover certificate (BAST), warranty information, and complaint and after-sales channels.
Changes affecting price, scope, or schedule are approved in accordance with the contract before they are carried out.
